From April to October the Hen Hoose can be booked for a minimum of 7 nights with Friday being the day of entry and departure. The cost is £1,225 per week.
From November through to March the Hen Hoose is available for a minimum of three nights stays and costs £175 per night.
To secure your booking we require a £250 non-refundable deposit.
Payment can be made by credit or debit card via this site or contact us if you wish to pay by bank transfer.
The remaining balance of your booking is payable 6 weeks before arrival. Should payment not be received by this time we will consider the booking as cancelled and will readvertise the property.
Bookings made within 6 weeks of the arrival date must be paid in full on booking.
If you need to cancel your stay we will refund up to three weeks prior to arrival less the non-refundable deposit amount. Any cancellations within three weeks of arrival are non-refundable. We therefore recommend holiday insurance.
In the event of any travel disruptions due to adverse weather conditions, industrial action or withdrawn transport to the island due to damage or malfunction we cannot be held responsible for non-arrival of guests and no refunds will be given. Holiday insurance is strongly advised.
In the event of travel restrictions due to Covid in your area which prevents you from leaving your local area or indeed any travel restriction placed on Orkney we will offer to either reschedule your stay with us or return all monies paid in full less the non-refundable deposit.
To ensure thorough cleaning between guests departing and arriving we respectfully ask guests to check-in from 3pm and to depart no later than 10am on changeover days.
This is a no smoking property.
No pets are allowed.
Any damages or breakages must be reported immediately. This will allow us to source any replacements or arrange any repairs ahead of the next guests. Whilst we understand accidents do happen we reserve the right to charge for any repair or replacement costs incurred.
For your safety guests must use all equipment and facilities according to the instructions provided within the Guest Manual.
We do not accept responsibility for loss or damage to personal belongings and vehicles are parked at owner's risk. A safe is provided for secure storage of small valuables and important documents.
In the unlikely event that the Hen Hoose sustains damage or becomes unsuitable to accommodate your holiday, we reserve the right to cancel your booking. In this instance a full refund will be made. Any additional costs such as travel, will have to be covered by your holiday insurance. We therefore strongly recommend you take out holiday insurance.
Anti-social behaviour that could cause injury, damage or threat to either the property, it's owners and others will not be tolerated and any offenders will be asked to leave the premises.
